What is the definition of Smart Sell Nashville, how did it come to be?
Small Sell Nashville was designed to assist the homeowner in understanding the full value and equity positions their property may have in all areas. Particular in the urban core but not necessarily limited to Nashville.
How do I know if my property qualifies?
The first step is to set an appointment for evaluation. Certain factors determine many things about your property. After evaluation, you will be advised if your property qualifies for any type of property subdivisions or increased density.
Who typically buys properties from the Smart Sell Program?
Buyers can be regular homeowners buying their primary residence, builders, investors, developers, etc. We work with a portfolio of investors as well as a very large database of buyers. Our goal is to achieve your highest and best price possible.
What is the difference and what do you mean by equity in all areas?
All properties have equity if it sell for more than you owe on it. Because Nashville has grown so quickly, and we have a housing shortage as well, our supply does not meet our demand. Many homes are on land parcels that would accommodate greater density i.e. more houses. Meaning another house could be built, sometimes more than one extra house. Alternatively, the lot could be divided in some other way. Both situations ultimately increase the value of the property as a whole.
Do I have to sign a contract? How much does this cost?
For our initial evaluation there is no contract. If upon determination we can help you our services, we will engage you in the form of a listing agreement. As a seller you would pay a commission to us as your real estate broker, but you would not pay anything until your property sells.
Is your service something I could search the Internet for, or go to Google?
While we are proud to market our Smart Sell service, this program is something extremely unique to high density areas and zip codes specific to downtown Nashville. While we do look for other building opportunities in other counties, the scarcity of land is far less than in downtown Nashville where land value is much higher. So if you live in or near downtown, and think your may qualify, please contact us!
What if I just live in a regular subdivision? Could this still apply to me or my property? Does Smart Sell still work for me?
Yes. Smart Sell is designed to give our seller clients options. Rather than guaranteeing an offer on your home, which often means a lowball offer, we choose to provide options to yield the highest and best price for your property regardless of where it is.
How long does all of this take?
It depends, it can be very fast under traditional traditional circumstances, or it may take 4-6 weeks to properly evaluate your property particularly if rezoning is needed to achieve the greatest equity value for your sale.
